Breaking: SSJ Marina To Be Much Smaller Than Requested

Marty Goldens office is saying that the SSJ marina over at Knapp Street will have a much smaller footprint in the creek than what was requested but it will still contain the 18 boat slips.

Since the announcement of the SSJ Lacon Court project, residents have been demanding (at basically every meeting since) for soil tests at the site before any work begins. At one point, in what I’ve personally dubbed the “soil test saga”, residents took dozens of their own samples and brought them in to elected officials demanding them to be tested. Obviously the samples they took couldn’t be used, but it shows that the community is taking this seriously.

Residents were informed that the soil was tested by the New York State Department of Environmental Conservation (DEC), but the results are unknown. Not because the results came back unknown but because the DEC hasn’t returned the results to anyone.

Will anyone ever find out what the test results were?

The SSJ Development on Knapp Street now has all the permits needed to continue with constructions of their boat slips. A few months back there was letters of protest sent by hundreds of Gerritsen Beach residents to the Army Corps, but the Army Corps feels they addressed the community’s concerns with the new plans.

The new plans will still have the 18 slips but it will no longer have the L shape.

Mr. Jemal was recently quoted as saying: “I’m not changing anything. I’m revitalizing and redeveloping the waterfront, which has been abandoned in these areas,” says Stephen S. Jemal, founder and president of SSJ Development LLC. “The development keeps to the fabric and synergistically harmonizes with the existing community.”

As everyone knows Community Board 15 was notified in May 2007 that an application was filed with the Army Corps of Engineers for a marina at the Jamal Knapp Street project.

Last week I was contacted by a reporter for a Real Estate journal, the reporter claimed Mr. Jamal had all his permits in place. After several days of trying the Army Corps leaving several messages to confirm the reporter, I did find out that the State DEC and the Coast Guard have issued the permits needed.

The plans were changed but there still are 18 slips. I was told that the Army Corps saw no reason to hold a Public Hearing. They felt they received enough information with the letters of objection sent. The Army Corps claims they addressed all the Community concerns. The final permit from the Army Corps should be issued shortly.

This is not the outcome I expected.

Riviera Suites Construction Begins

Riviera Suites on Knapp construction has officially began, unless of course you count the clearing of the property then it has already started for you, but for me this is the start.

They have all of the permits, although they aren’t posted, and their construction fence still has not been put up.

Rivieria Suites: Says Hay!

The Riveria Suites property put up a hay and sheet barrier along the water side.

Maybe this is to stop all of the dirt from blowing around, maybe its supposed to stop the imminent collapse of more of the property, or maybe they are going to start giving hay rides to local children.

If all of a sudden they are giving out hay rides I will be first in line, on second thought its way too cold.

Rivera Suites Ready to Break Ground on Knapp and Lacon Court

SSJ Development is ready to break ground on 3 sites in Brooklyn, including Bergen Beach, Knapp St. and Gerritsen Beach (Lacon Court), thanks to $100 Milliion loan from Amalgomated Bank.

The third project, which won’t break ground for several months, is planned for Gerritsen Beach (Lacon Court). The development, a three-story building with 64 units starting at $349,000, will be called the Riviera. The 3.25-acre site comprises 22 lots Mr. Jemal bought up over the past seven years and was once the site of a marina, a repair yard for boats, a billiards club, and a place where a local resident was collecting pigeons.

“It was really beat up,” he said. “It needed attention.”

Some residents of Gerritsen Beach said that while they believed the waterfront needed improvement, they were against Mr. Jemal’s project.

“It’s going to add congestion and change the character of the neighborhood,” a mother of three who grew up in the area, Margaret McCormick, said. Her husband, Kevin, said residents could do little to stop the development.

Still, they and other opponents are hoping that the cost of cleaning up the contaminated soil from the old boat yard will make it too expensive to build the project.

“What he wants to build is the equivalent of a 35-foot wall along a whole stretch of the waterfront,” Mr. McCormick said. “These are fourth-generation families living in houses on double lots. This isn’t Florida.”

Mr. Jemal contended that he is building within the zoning requirements for the area and that his buildings will add to the character of the existing neighborhoods.

“I’m reclaiming the waterfront and opening it up,” he said. “What I’m doing in South Brooklyn will be on line before anything they’re doing in North Brooklyn.”

Riveria Suites Resumes Constuction Activity

Without a plywood fence or any permits posted, construction/demolition has resumed at the Riveria Suites property. Today, there was lots of activity but it looked like there were mainly turning up the soil, but its too cold to watch them for more than a few minutes.

Still there is a concern about the creek side of the property. They are still bringing in heavy equipment without putting up any type of bulkhead, net or plywood to keep debris from falling into the creek.

Rivera Suites Dumpsters Removed

Since the initial demolition of the Bay Club property in November 2006, the dumpsters were filled but never removed to make room for the Rivera Suites. They were recently removed on August 11th

Also the property has some recent complaints including

You know what came of those complains? Nothing! Why? becuase the Buildings Department as of August 10th cant find the address.

Riviera Suites Where’s Your Demolition Fence?

Despite being issued permits on 10/12/2006 and 07/05/2006 the Riviera Suites property still hasn’t put up the wooden fence that you would put up during construction to secure the property.

There is a gigantic gap in the fencing allowing vandals to graffiti the Public Storage building

Rivera Suites: Winning our Hearts and Minds with Overgrown Weeds

Remember what used to be the Bay Club, which used to be next to Fun Time USA? Well now its the Rivera Suites next to Storage USA.

The property looks like its stalled in whatever construction it was doing and with the summer approaching fast, the weeds around the property are only going to get higher. They should take care of this, so people can walk down the street.
There has been a tremendous battle over this property and its development. You would think that they would keep the property secure, and the outside tidy. The lot has been this way, with filled dumpsters for weeks.

Riviera Suites at Sheepshead Bay..errr Gerritsen Beach?

The Bay Club is officially no more. It is now named Riviera Suites.

From the conceptual drawing it looks like it could fit in the neighborhood. Its not a huge structure. It looks a little taller than what the Bay Club was. I can also see a Boat Yard/Dock. If that dock is private you can expect the price of each unit to be very expensive. If not then we will see.

Bay Club Completely Demolished

Its completely demolished. I took a walk inside because of a huge gaping hole in the fence.

Come to think of it. I didn’t see any DOB permits(dept. of Buildings work permits).

That could be bad for whoever did the work.
