What does that buy you? A 1920′s built one family home that has 3 Bedrooms, 1 Full Bathrooms, 1 Partial Bathrooms, 856 Sq. Ft. If that was not enough of a selling point for you according to Filmore Real Estate the house HAS to be gutted. The only plus is that you are buying 3 water front lots for a total of 16,065 sq ft.
Interesting side note: According to Zillow.com Canton Court has 8 homes for sale or recently sold, 6 of those homes are between Lois Avenue and the Creek. This is the most homes for sale or recently sold by a specific block in all of Gerritsen Beach.
The second most expensive is 61 Bartlett at $650,000
It is really funny, there are people in the Beach that still think it is 2006. There are people that think they can sell a double lot with a building that need to be torn down for over 400K. The bank would never give for a mortgage for that.

What Fillmore dose not tell you is that those waterfront lots cannot be used for anything….They are located in a Class “A” wetland area and DEC will come down on you like Hawks if you try any fill or any construction….I do remember there was a houseboat on a barge located there long ago.. I think it went down in a storm ?

Property Value OK.Considering you can not build on the lots its a Wetland Area. When I had a home on the water I had to get an OK from EPA/Corps of Engineers to repair my bulkhead and sink a few new pilings in. Worst of all its the old section. The only hope for this price is what was previously posted, Russians with cash,they don’t need or use Building permits either.
