This new gated community is being called The Breakers and is being sold by Wilk Real Estate. It is located right at Emmons Avenue and Ford Street. The original drawings for this development did not show a gated community.
If this 77 unit development is all sold, it will bring in $49,607,500.

This is getting ridiculous, why wasn’t in the original drawings for this development? Are they trying to pull something over on the buildings department? Is this area even being monitored? It’s ugly as hell, Brighton Beach Part deux.

Ocean view, it’s on the bay!!
And good put up a gate betcha it will be the 1st place to get robbed. The harder you make it for people to get in because you think your so much better, Some how people find a way to ruin things.

I am more concerned with the quality of workmanship. I wathced the development of this place & there was absolutely no safety measures taken (safety harnesses). If they cut corners with the help they cut corners building the place.

So those ugly things are finally done? Just what the area needs. Its gaudy – which matches the look of the other overpriced condos in the area. Who can afford these bloody things?
I feel really dated – I remember when that space used to be the Palm Shores Club. I went there for a few summers as a kid.
What bothers me about emmons is the total lack of accessible businesses around now – especially that end. That area by these ugly condos is almost totally devoid of any businesses. When something closes more housing pops up – like where the other diner was and the restaurant across the street from it. The area was so much more vibrant when it was filled with stores and things people could enjoy.
Speaking of ugly condos – whats going on with the ones built on the landfill (emmons & Nostrand) by the “italian” restaurant? Those things have been sitting there empty for years it seems. (Speaking again of being dated – I remember what that italian restaurant was a roy rogers burger place.. I miss that :) )

that all of sheepshead bay is now little russia. it is such a shame that nobody speaks english anymore, I can’t wait to get out of brooklyn, you can hardly understand anyone anymore. ARE THERE ANY AMERICANS LEFT IN THE BAY, IF SO GIVE A SHOUT OUT.

Comrade, you are about a year late for this topic. The condos sit half empty & Sheepshead Bay has deteriorated as much as Chernobyl.

The time to speak up was when those people who lived in the bungalows down the courts on Emmons and Bragg St were being kicked out of their homes. No one came to their aid and now that all those bungalows are gone. I say its a little to late, these condos are already built.

Update – After investigating, we at SB/PBCA are being told that the “street” isn’t really a street at all – it’s what I’ve been calling a really really big driveway / parking area that only looks like a street. Based on conversations we’ve had in investigating this, there should be no struction to someone who want to enjoy the Bay walking in and doing just that.
Thanks for posting the link to Curbed – I wish there was something more concrete info about any possible default.
As for what’s left in SB, it’s true that downzoning didn’t come soon enough – and not for nearly as large an area as we thought was needed – but we did what we could for as much as we could, and are continuing to choose our battles and do what we can. I hope that what happened in SB is a cautionary tale to your neighborhood and others that are starting to see over-development creep in.

Ive lived on Ford Street for 25 years. The community must focus on the parking issues for the homeowners such as parking pads and possible permit parking. We all knew that the developers of the Breakers would weasel their way out of the gate issue. Why can’t the residents stand up to the city and cause a ruckus by closing off the street to all that do not live on the block. I’m sure that Mayor Mike would be interested in the actions.

Development has happened in most of NYC. I think Russians brought a lot of business to the area and Brooklyn, and the prices had changed all over NYC. I still like Brooklyn and all the diversity that it offers.
