Continuing with our “one of these things doesn’t belong” game; up next is 2892 Gerritsen Avenue. If you missed last episode check out: Allen Avenue Lets Play a Game With This New House.
Here are the zoning requirements for new york:
New height and setback rules which limit overall building height maintain the existing streetscape and re-establish the distinctions among residential districts. In zoning districts where peaked roofs and setbacks predominate (R2X, R3A, R3-1, R3-2, R4, R4-1 and R4A), the new regulations permit residential buildings with at least two full floors or two floors and an attic. In R2X, R3 and R4A districts, the maximum perimeter wall height of a building is 21 feet; in R4 and R4-1 districts, 25 feet. A third floor is permitted within the parameters of the designated building envelope. The envelope has a series of planes which permit a variety of pitched roof and setback designs that reflect neighborhood scale. The maximum height at the apex of the envelope is 35 feet.
I could be completely wrong on this one but this construction looks more than 35 feet high and it also looks like it not maintaining the existing streetscape.

I hope for more of this game…maybe it is to high…maybe it isn’t. That one is for the DOB to decide. It will look out of place when its done but its still smaller than the knights next door.

this is only going to improve the neighborhood. going to make the prices of those smaller houses go up in value. all of these larger houses only help.

Like I said, I could be completely wrong. It just looks a bit high as compared to the other houses.

Nick…. sometimes I don’t get your comments.
I don’t get these types of posts. “one of these things doesn’t belong†game. It’s like pointing at the “odd kid” in the class and chalking up his shoes are funny. Playing the virtual hall monitor with peoples homes. I think it defeats the good of which this site brings.
Is everyone supposed to visually “fit in”? Isn’t taste subjective?
If the rules and guidelines of someone’s personal property are adhered to, and does not affect someone else’s personal property or being… what is the point of playing sesame street giggles? Seems mean spirted.
Why not pick a “pretty” block and highlight someone who hasn’t finished the siding on their house? The game comes off to me, condescending.
I love celebrating the diversity, as you do with the seasonal decorations. But throwing someone’s time, work and effort they put into their home along side a sesame street clip on the internet?
I dig the site obviously, I just think that “game” is in bad taste, which again is subjective. The crab in the barrel vibe I get from these types of posts bother me. Pulling one down to get a little higher or filling up a blank page.
But ooooo if you watch that clip, you’ll notice the CTW agrees. The crab is the one that didn’t belong.
Nothing but love-

My problem with all these monsters is this-when every house in the beach is so big and nothing sells for under 600k,who will be able to buy them? One of the thingd that has always made this place special was that children grew up and STAYED. They were able to get married, buy a little house and raise their kids here. When that little house became too small they moved on to something bigger and some other young couple just starting out could afford the little house. What will become of this neighborhood when there are no more starter houses? There have been always jokes by outsiders about “inbreeding in the beach”,and yeah,I too have been guilty of humming the tune to Deliverence more than once, but the truth is what more could you want in a neighborhood than to say its the kind of place you can be happy to be born in and die in,leaving your children and grandchildren to live in.
